How septic tank size is calculated
Sizing starts with design flow — the gallons per day the permit is written against. Tank capacity and drainfield area both come from that number.
Worked example — a 3-bedroom, 2,200 sq ft home on sandy loam
Design bedrooms: 3 (under 2,500 sq ft, no increase)
Design flow: 3 × 150 = 450 gpd
Tank: max(1,000 bedroom min, 900 retention, 1,000 local) = 1,000 gal
Retention: 1,000 ÷ 450 × 24 = 53.3 hours
Drainfield: 450 ÷ 0.80 = 563 sq ft, plus a 563 sq ft reserve
Trench: 563 ÷ 3 = 188 ft · pump-out for 4 people: about 2.6 years

The capacity, drainfield, and maintenance questions people ask most before sizing a septic system.
Tank size is set by the number of bedrooms, the home’s square footage, and your local code minimum. Under widely used design standards:
• 1 to 3 bedrooms: 1,000 gallons
• 4 bedrooms: 1,250 gallons
• 5 bedrooms: 1,500 gallons
• 6 bedrooms: 2,000 gallons
• 7 bedrooms: 2,500 gallons
• 8 bedrooms: 3,000 gallons
The tank must also hold at least 48 hours of design flow, and a garbage disposal adds about 25% more capacity. Your state or county code sets the final minimum.
The number of people in a home changes over time, but bedrooms don’t. Health departments assume each bedroom can be occupied, so they size the system for the home’s full potential load rather than today’s household.
Most codes use a design flow of 150 gallons per day per bedroom. A 3-bedroom home is designed for 450 gallons per day, even though a family of four typically uses closer to 220.
Drainfield area equals the design flow divided by the soil’s application rate. For a 3-bedroom home (450 gallons per day):
• Coarse sand at 1.20 gal/sq ft/day: 375 sq ft
• Sandy loam at 0.80: 563 sq ft
• Loam at 0.60: 750 sq ft
• Clay loam at 0.30: 1,500 sq ft
• Clay at 0.20: 2,250 sq ft
Most states also require an equal reserve area for a future replacement field. A soil evaluation sets the permitted application rate.
Often, yes. Many codes add a design bedroom for every additional 1,000 square feet above roughly 2,500, so a large home with few bedrooms can still be required to size up.
Using that rule, a 3-bedroom home of 2,600 to 3,500 square feet is designed as 4 bedrooms, with a 1,250-gallon tank. At 3,600 to 4,500 square feet it is designed as 5 bedrooms, with a 1,500-gallon tank. Only finished living area counts.
It depends on tank size and how many people use it. Using standard solids-accumulation estimates:
• 1,000-gallon tank: about 5.9 years for 2 people, 2.6 years for 4, 1.5 years for 6
• 1,250-gallon tank: about 7.5, 3.4 and 2.0 years
• 1,500-gallon tank: about 9.2, 4.3 and 2.6 years
A garbage disposal shortens the interval by about a quarter. Have the sludge and scum layers measured at each service to fine-tune the schedule.
Many states require it. A disposal roughly doubles the solids reaching the tank, so a common rule adds about 25% capacity and rounds up to the next standard tank size.
For example, a 3-bedroom home goes from 1,000 to 1,250 gallons, and a 4-bedroom home goes from 1,250 to 2,000 gallons because there is no standard size in between. Some counties require a two-compartment tank instead.
